Senior-Friendly House Design: Building a Safe Home for Your Parents

Building a house for your parents in Bacolod or Iloilo is a different kind of project. It is not about high ceilings for aesthetics or an Instagrammable staircase. When we talk to families in Mansilingan, Murcia, Pavia, Sta. Barbara, and Oton, the request is always the same and it is always emotional: "Gusto ko safe si Mama at Papa kahit wala ako." Most of our clients for this type of home are OFWs or children working in Manila and Cebu, building a retirement home for their parents in Bacolod or Iloilo. Their priority is safety, comfort, and low maintenance, not luxury.

The most important principle we follow is that all essential rooms must be on the ground floor. We have seen too many traditional two-storey houses in subdivisions where seniors are forced to climb stairs every day to reach their bedroom. This is dangerous and exhausting. Our most requested senior-friendly layout is a 72 to 80 square meter bungalow on a 100 to 120 square meter lot. Everything they need is on one floor: a spacious master bedroom, a full bathroom right beside the bedroom and not across the house, an open kitchen and dining area, and a small living room with good cross ventilation. A second bedroom is usually included for a caregiver, a grandchild, or for when the family comes home for vacation. The second floor, if the client wants it, is designed only as future storage or expansion and not as a daily living requirement. Interestingly, a well-designed 70 square meter bungalow is actually cheaper to build and maintain than a 100 square meter two-storey house. It requires less cleaning, less electricity for lighting the staircase, and you save around twenty-five to forty thousand pesos that would have been spent on stair railings and tiles.

The second most critical part of a senior-friendly home in Bacolod and Iloilo is preventing falls, because falls are the number one reason seniors are rushed to Hospital. These accidents almost always happen at the main entrance and inside the bathroom. To prevent this, we implement what we call zero-step entry. Instead of the usual six-inch high threshold at the main door and bathroom, we create a gentle ramp with a one is to twelve slope. This means even with a walker, a cane, or a wheelchair, your parents can move freely without tripping, which is especially important during the rainy season when floors in Pavia and Bago get wet and muddy. We also widen all essential doors to ninety to one hundred centimeters, compared to the standard seventy to eighty centimeters. This extra width allows a person to assist your parent side-by-side, or to fit a walker comfortably. For flooring, we strongly advise against the popular glossy sixty by sixty tiles. A small but very impactful upgrade is using lever-type doorknobs instead of round knobs. For seniors with arthritis, twisting a round knob is painful, while a lever handle costs only about one hundred fifty pesos more per door.

If you have budget for only one premium upgrade in your parents' house, invest it fully in the bathroom, because this is where eighty percent of home accidents for seniors happen. We never install a bathtub in a senior home. Instead, we build a walk-in shower with only a ten centimeter curb and a built-in concrete bench that is forty centimeters high, so they can sit while bathing instead of standing for fifteen minutes. We install both a fixed shower head and a handheld shower head for flexibility. The toilet bowl itself is upgraded to a comfort height model that is forty-two to forty-five centimeters high, compared to the standard thirty-eight centimeters which is too low and puts strain on the knees when standing up. On both sides of the toilet and inside the shower area, we anchor foldable stainless 304 grab bars that cost around twelve hundred to twenty-five hundred pesos each in Bacolod. It is crucial that these are anchored properly into the hollow blocks with tox and bolts, not just glued. We also install an anti-scald valve because water stored in rooftop tanks in areas like Silay and Alimodian can become extremely hot by two in the afternoon and can burn sensitive skin.

Comfort in Bacolod and Iloilo's hot climate is another major factor because seniors in the province spend ninety percent of their day inside the house. A house that is hot and dark feels depressing and costs a lot in electricity for air conditioning. To solve this, we design our senior homes with a higher ceiling of three meters to three point two meters, instead of the usual two point seven meters, and we place windows on opposite walls to create natural cross ventilation. In our completed projects in Talisay and Oton, this simple design choice lowers the indoor temperature by three to four degrees even without air conditioning. Lighting is equally important because vision deteriorates after sixty. We use natural white light at four thousand Kelvin with higher brightness of three hundred lux in the kitchen, and we use illuminated light switches placed at ninety centimeters high instead of the standard one hundred twenty centimeters, so they are easy to find at night and easy to reach from a seated position. For long-term low maintenance, which is critical when parents live alone, we avoid materials that require constant varnishing or are prone to termites. We recommend aluminum windows instead of wood, SPC or WPC flooring instead of solid wood that gets eaten by anay, and semi-gloss washable paint instead of flat latex that easily stains.

We also install a waterproof emergency push button in the bedroom and bathroom that rings in the kitchen or the caregiver's room. We also make sure the carport is at least three meters by five meters, which is enough for a family van when the whole family comes home for vacation.

Our best-selling senior-friendly plan for a one hundred square meter lot in subdivisions is a seventy-two square meter bungalow with two bedrooms and one bathroom equipped with grab bars, an open kitchen-living layout, a small garden space for malunggay or gabi, and a ramp entrance. In 2026, the estimated construction cost for this house with standard finish in Bacolod and Iloilo, including septic tank and fence, ranges from one point six million to one point nine million pesos. This layout has no wasted hallway space, every room has natural light, and it is future-proof if a caregiver needs to move in later.
